community meets your needs. My services and experience with Germantown Real Estate range from financial aid to helping you find the home that best suits you and your family's needs.
As your Agent, I Will:
- Assure that you see all the properties in the area that meet your criteria based on your wants and needs - price range, size and amenities.
- Review the market conditions, general availability and current mortgage rates.
- Schedule a meeting with a financial mortgage officer, if you so desire, to initiate loan approval, confirm your market range and support your ability to be perceived as a ready, willing and able purchaser.
- Present you with a comprehensive & detailed listing fact sheet on each selected home of your choice.
- Set appointments for re-visiting potential homes.
- For the serious possibilities I can provide answers for the following:
1. How long has the home been on the market?
2. What have homes in this area sold for?
3. Are there any Home Owners Association dues?
4. What is the earliest or latest date the owners can move?
5. Provide you with a web site so that you may research
the schools.
Once you have selected a home to purchase I will:
- Make sure the home is still available.
- Prepare the offer to purchase contract covering price of offer, identifying items that remain and do not remain with the home, inspections, date of occupancy etc. and all necessary documents for an offer to ensure that all guidelines are met to complete the purchase in a timely and accurate fashion.
- Review all comparable sales in the last six months to determine the current fair maket value of the home.
- Once all questions are answered I will present your offer to the listing agency. I will vigorously negotiate on your behalf, advise you of any and all steps to assume everyone's acceptance of a satisfactory purchase contract.
- Deliver to all parties; the properly signed, initialed and dated contract copies.
- Arrange appoinmtents with your mortgage officer to consummate your loan.
- Schedule inspections, appraisals and survey,
- Schedule and confirm that all contingencies on Sales Contract are completed.
- Schedule closing...time,location and attorney.
- Complete walk through.
- Review the closing statement when received.(usually the day of closing)
- Attend the closing with you. My main focus is to make sure that the buyer is well informed.
Before You Start Looking For Your New Home:
- Check your credit rating. Straighten out any errors before its too late.
- Determine a comfortable monthly budget for your new purchase, including down payment and monthly payment.
- Find a loan program that meets your needs and get pre-qualified (preferably pre-approved).
- Choose a REALTOR® that you trust and who understands your needs.
- Identify important features you need your new home to have.
- Lender fees include charges for loan processing, underwriting, preparation and establishing an escrow account.
- Third-party fees include charges for insurance, title search, and other inspections such as termites and home inspections.
- Government fees include deed recording and state & local mortgage taxes.
- Escrow and interest fees include homeowner's insurance, loan interest, real estate taxes, and occasionally private mortgage insurance.
